The project comprised a new build extra care housing complex for the over 60’s. It was developed by Boston Mayflower in partnership with Lincolnshire County Council and Boston Borough Council. 

The building consists of a total of 40 extra care flats 12 one-bedroom, 28 two-bedroom apartments on first and second floors, including six specifically designed for residents with dementia, with two assisted bath/shower rooms. Extensive communal facilities include a cinema, IT suite, shop, hair salon, fitness room and restaurant all located on the ground floor. The complex also includes a call centre for Boston Mayflower. 

The scheme was built using traditional construction methods but incorporates ground source heat pumps, photovoltaic panels and under floor heating to the ground floor. 

External elevations were a combination of brick, render and rain screen cladding under pitched tiled roofs.
