Hunstanton

Lavender View, Hunstanton is a purpose-built independent living and extra care housing development designed to provide high-quality, affordable accommodation for people aged 55 and over. The scheme comprises 61 affordable rent apartments, including 50 one-bedroom and 11 two-bedroom homes, delivered through a partnership between Places for People, Norfolk County Council, Lovell Later Living and Radis Community Care.

The development will provide a range of facilities including café, communal lounge, activity room, landscaped gardens, hair salon, spa room, assisted bathroom, mobility scooter storage and resident parking, all supported by 24/7 on-site care services. The building has been designed as a modern, sustainable apartment complex, featuring contemporary one and two-bedroom homes with private balconies or patios, modern kitchens and accessible bathrooms, creating a safe, attractive and future-focused environment for later living.

Rossi Long Consulting provided both civil and structural engineering services, supporting the project from planning through to detailed design. Our team prepared the information required to secure planning consent and subsequently developed coordinated post-planning civil and structural engineering designs. Working closely with the wider project team, we delivered the structural design, site infrastructure, drainage strategy and external works coordination, ensuring all elements were fully integrated.

The development comprises a three-storey load-bearing masonry structure with a localised steel transfer frame at ground floor level, precast concrete upper floors, and a complex timber trussed roof incorporating vaulted ceilings and accommodation within the roof pitch. Traditional mass concrete pad and strip foundations were utilised throughout the scheme.

Key challenges included coordinating mechanical and electrical services within the structural framework, designing cantilevered steel balconies supported by precast floor planks, and delivering a new private foul drainage network connecting to a pumping station and public sewer rising main.
